Beraban Luxury Lofts is being delivered to exceed local construction requirements and align with international best practice. The development is fully compliant with Indonesian National Standards (SNI) and all applicable local regulations.
 

The structure utilises high grade reinforced concrete and modern building systems selected for long term durability, efficiency and operational reliability. Core building services include bioseptic systems and VRV air conditioning, supporting both environmental performance and long term asset quality.


The building has been conservatively engineered with Bali’s seismic profile in mind. While the region typically experiences earthquakes of up to magnitude 7.0, Beraban’s structural design has been engineered to withstand significantly higher thresholds, providing an added margin of safety.


Beraban is also the first development of its kind in the area to achieve Green Certification, meeting recognised environmental standards while reducing long term operating costs and enhancing future resale and rental appeal.

CONSTRUCTION STANDARDS & BUILD QUALITY

SOIL TESTING & FOUNDATION DESIGN

All foundation and structural systems are designed following comprehensive site specific soil testing. Construction methods incorporate lightweight structural materials integrated with reinforced concrete to optimise strength and stability.


A dedicated internal construction team, supported by independent supervision consultants, provides continuous oversight to ensure all works are delivered strictly in accordance with approved engineering designs and working drawings.

BUILT WITH CONFIDENCE

The following information is provided by Pertama Property, the developer and property management group for Beraban Luxury Lofts. It outlines the construction standards, structural design, project status and contractual safeguards underpinning the development.

STRUCTURAL WARRANTIES & ONGOING MAINTENANCE

Upon delivery, each unit is warranted to be free from defects and constructed in accordance with the specifications set out in the executed Sale and Purchase Agreement. Long term asset quality is supported through a Unit Refurbishment Fund, funded from a percentage of gross room revenue, ensuring apartments are maintained to consistent “apartment standard” presentation over time. Insurance coverage is also procured upon transfer to provide protection against unforeseen risks.

PROJECT STATUS & DELIVERY TIMELINE

Beraban Luxury Lofts is fully licensed and currently under construction a rare position in Bali’s highly regulated development environment. Construction completion is contractually defined, with practical completion scheduled for December 2026. The project is forecast to become operational shortly thereafter. Investors receive regular construction updates and, upon settlement, access to a dedicated property management platform providing full visibility over bookings, income and performance.
